What changed this week

Sellers gave up more ground. The median home sold for 94% of its original asking price, lower than 31 of the 33 weeks so far this year. Two-thirds of sales (66%) closed below original list. I measure from the original price, not the reduced one, so a seller who cut twice is measured from where they started.

Fewer fast deals. Just 6.5% of this week's new contracts came within 7 days on market, against 20% over the prior four weeks. Buyers are taking their time.

More price cuts, and smaller ones. 26 listings changed price, more than in 28 of 33 weeks this year. The median cut was 3.5%, and sellers held a median 49 days before adjusting. 8 of the 26 cut 5% or more.

Inventory is easing, not building. 36 new listings came to market, below the 2026 average of 40, and the active count fell to 350. About 19% of the "new" listings were relists of homes that had already been on the market.

Under $3 million vs. $3 million and up: two different markets

Homes under $3 million that closed this week went under contract in a median 10 days (25 sales). Homes at $3 million and above took a median 56 days (12 sales). If you are buying or selling, know which of these two markets you are in before you set a price or make an offer.

Goleta and the Mesa are selling close to asking price. Montecito and Hope Ranch have a wider spread, because property type and price range vary so much more there. This is why a single "Santa Barbara median price" tells you very little about your street.

The week's standout sales

  • Highest over list: 1303 Las Alturas Road, Santa Barbara sold for $3,326,000, 110.9% of its $3,000,000 list price, after 6 days.
  • Also over list: 831 Volante Place, Goleta sold for $1,700,000 (106.3% of list, 3 days). 648 Surf View Drive, Santa Barbara sold for $2,500,000 (104.4%, 10 days).
  • Deepest discount: 878 Paseo Ferrelo, Santa Barbara sold for $2,550,000, 75.5% of its original $3,379,000 ask, after 79 days.
  • Longest on market: 857 Picacho Lane, Montecito sold for $18,000,000 after 325 days across earlier listings. It started at $21,900,000, so it closed at 82.2% of original list.
  • Lowest sale: 865 Cieneguitas Road, Santa Barbara closed at $700,000 ($501 per sq ft), down from an original $889,000.
  • Biggest price cut: 1106 Crestline Drive, Santa Barbara cut 13.3% after 48 days, from an original $3,750,000.

The pattern: well-priced homes still sell fast and over asking. Homes that start too high pay for it in time and in the final price.

Montecito and luxury: $10 million and up

Luxury sales of $10 million and above have closed at a median 91% of original list in 2026, against 98% for the market as a whole. Average cumulative market time at that level is 149 days. Over the last four weeks, 13 luxury homes came to market, 6 changed price and 7 closed (41 so far this year). Buyers at this level have room to negotiate, and sellers need a pricing plan that accounts for it.

Mortgage rates

  • 30-year fixed jumbo: 7.50% (Oct. 2), up from 7.25% a week earlier and the 2026 high (low this year: 6.10%).
  • 30-year conventional (Freddie Mac average): 7.28% (Oct. 1).
  • 10-year Treasury: 5.18% on Oct. 2 after a weak jobs report, down from 5.29% on Sept. 30, still near its highest level since 2007.
  • The Fed: futures markets priced about an 84% chance the Fed holds rates in October.

Most Santa Barbara purchases need a jumbo loan, so the jumbo rate matters more here than the headline 30-year number.

Local news that affects what it costs to own here

  • Rent stabilization: The City of Santa Barbara introduced a rent stabilization ordinance 4–3; the final adoption vote is set for Oct. 6.
  • Short-term rentals: The city's short-term rental ordinance also goes to City Council on Oct. 6.
  • Insurance: California FAIR Plan rates rise an average 29.1% starting Oct. 15. Get insurance quotes before you remove your contingencies.

What this means for you

Buyers: This is the most negotiating room we've seen in recent weeks. Homes that have sat 30+ days, or already cut once, are where it is. Lock in your jumbo financing and your insurance quote early.

Sellers: Price it right on day one. Homes priced correctly under $3 million are still going under contract in about 10 days, some over asking. Homes that start high are selling for less in the end.

Owners and investors: Watch the Oct. 6 Council votes on rent stabilization and short-term rentals. Both change the math on rental property in the city.
